Foreclosure Prevention Counseling
If you are having difficulty in making your mortgage payments, we recommend the following:
- Call your lender to negotiate arrangements to avoid further delinquency.
- Consider all financial resources to draw from to make next month's payment, i.e. - 401K hardship withdrawal, part-time job.
- Read all your mail from your lender.
- Contact a local HUD-approved counseling agency to discuss all your options and how foreclosure process works.
HUD-Approved Counseling Agency Services
You can meet one-on-one with a counselor to discuss the cause of their delinquency, budget, options to avoid foreclosure, the
foreclosure process, and to design an "action plan." The counselor, in some circumstances, can assist in working with your
lender or any other party in solving the mortgage delinquency. You should be prepared to provide recent correspondence from the
lender, income and debt information, and any other information relevant to delinquency of the mortgage.

To schedule an appointment, contact one of the following agencies. Agencies are listed in geographical order. Start your contact

Boulder
Boulder County Housing Counseling Program

Services: Boulder County Housing Counseling Program offers comprehensive housing counseling in the areas of pre-purchase,
default/foreclosure prevention, credit repair/budgeting and reverse mortgage (HECM) counseling. The Program also offers a monthly
CHFA-certified homeownership education course and quarterly financial management education course. Boulder County Housing Authority
is a HUD-approved counseling agency and has been providing comprehensive housing counseling services for more than 20 years. Spanish
